With such a rich history, there are a wealth of landmarks and stunning Spanish Revival style architecture throughout the city which should not be missed. Among the Santa Barbara Courthouse (known by many as the most beautiful public building in the country) and its gorgeous sunken gardens, Meridian Studios, and other iconic buildings, the Old Santa Barbara Mission will always remain a classic. Take Robert's advice: grab a blanket, some wine and outdoor games, and have a picnic next to the Mission's blooming rose garden. A retreat like this is best enjoyed if you bring some friends along!

Mid-day Dining -The Santa Barbara Public Market, Santa Barbara

For just over a year now, the Public Market has been host to an array of purveyors - priding itself in "handcrafted, regionally sourced and sustainably made food and wine." Whether you're looking for Crazy Good Bread, a quality cup of joe, delicious seafood, fresh-made pasta, or a glass of wine, the Public Market has it all. If you're feeling like working on your culinary artistry or need to host an event, their Kitchen serves as a commissary and event space. According to Marie, the Market is a great place to meet with friends because there is something for everyone, but her top pick is the potato gnocchi at the Pasta Shoppe. Pair with a flight of wine at the tasting bar for a delicious Italian meal...you definitely will not be disappointed.

Live Music - The Santa Barbara Bowl, Santa Barbara

Set on a hillside overlooking Santa Barbara, the Bowl is a historic amphitheater circa 1936 with striking views - a true landmark of the area. It has been host to some of the biggest names in the music industry including Bob Marley, Santana, Radiohead, Jack Johnson, Steely Dan, and Sting, just to name a few. The intimate venue also hosts a variety of up and coming artists, so all types of music fans can rock out. Upcoming shows include Aerosmith on July 7th, Aretha Franklin on August 6th, the Santa Barbara Mariachi Festival on August 8th and the Alabama Shakes on August 18th. Live music has always been a big part of Jasmine's life, her husband is even in a band called Surprise Me (vote for them here to help them have an opportunity to play at Summerfest in Wisconsin!). Of all the music venues she has been to, she claims that the Bowl is by far the most beautiful.

Dinner - The Lark, Santa Barbara

We L.O.V.E. the Lark! This family-style restaurant serves "locally sourced and responsibly grown" meals, which are incredibly fresh and delectable. Try the roasted beets and burrata, the marinated grill & hangar steak, the herb roasted diver scallops, or even their famous brussel sprouts - everything on their seasonal menu is simply divine. Sarah Kelly advises that if you're looking to grab a cocktail on a weekend night, this is the place to be. The bone marrow crusted beef cheeks and Mary's roasted chicken are her favorite picks on this menu.

Wine Tasting - The Funk Zone, Santa Barbara

The Funk Zone is a hip, arts, business, and industrial district close to State Street and the Santa Barbara harbor. Here you may find over 10 wine tasting rooms and a variety of studios, galleries, surf shops, and restaurants (including The Lark)! All within walking distance to each other, the Funk Zone makes for a lovely night on the town. Press Release: Riskin Partners Closes Over $146 Million in Luxury Real Estate in Q1 2015

Santa Barbara’s leading residential real estate team, Riskin Partners, a luxury division of  Village Properties Realtors, the area’s exclusive Christies International Real Estate affiliate,  has broken an all-time record, closing over $146 million in sales in the first quarter of 2015.  Partners Rebecca Riskin, Dina Landi and Sarah Kelly, earned the #1 position in the Santa  Barbara Multiple Listing Service (MLS) for dollar volume sales in 2014, and have closed in  excess of $284 million over the last twelve months. Riskin Partners has claimed the #1  position for dollar volume sales in Montecito 9 out of the last 10 years, and was recognized  by the Wall Street Journal in 2012 as the #11 team in the country.

Riskin Partners’ sales volume is a staggering 206% greater than the #2 agent in the Santa Barbara MLS. Among the team’s 2015 sales was an exceptional Padaro Lane beach house, which closed for $19 million, the year’s highest sale to date. Riskin Partners represented the sellers in every sale over $10 million this year. Three of those properties received multiple offers.

“In this year’s first quarter, Santa Barbara and Montecito have seen a substantial increase in real estate activity across the board,” said Dina Landi. “In fact, sales are up 26% year to date.”

A Quick Look Into the Inaccuracies of Zillow Home Zestimates in Santa Barbara

The LA Times recently examined Zillow's price inaccuracies, where Zillow CEO, Spencer Rascoff, remarked that their "Zestimates are a 'good starting point' but that nationwide they have a 'median error rate' of about 8%." This is of significance considering that Zillow is one of the most popular real estate information sites. "Shoppers, buyers, and sellers" alike often quote these estimated value prices to real estate agents, and discrepancies can sometimes lead to disagreements. The disparity can be especially significant in regards to luxury homes, where that "small" percentage can translate to hundreds of thousands of dollars - possibly even more in market areas where inaccuracy percentages are even higher. (Read the full LA Times article here) So, we decided to do a little bit of our own research about the Santa Barbara area including Carpinteria, and Montecito. We compared the sales price of 10 different homes that closed since January 1, 2015 to current Zillow Zestimate prices. Differences ranged from +/- 3% all the way up 31%, with the majority of discrepancies being between +/- 3% and 11%; the average deviation from actual closing sale price was 11.8%. Although it would be a stretch to assume this is the average for the entire Santa Barbara housing market, it does give us a general idea of the extent to which Zestimates are flawed. Fortunately, it seems Santa Barbara does not suffer from drastic price discrepancies, but it is a factor that home buyers, sellers, and shoppers should be aware of.

Lesson to learn from all of this: online home estimates should be used for general reference, and not treated as factual or explicit. Buyers and sellers are encouraged to trust the valuations of real estate professionals and appraisers.

For the design of the application, we took queues from the Village Properties mobile website we developed since the Riskin Associates team is part of the brokerage. We decided to keep the overall flow of the application intact, but the branding, content and functionality needed customized for Riskin Associates. We wanted to accomplish a number of goals with the modified design:

• Produce a clean, elegant design that conveys the elegance and luxury of the properties they represent
• Provide a vehicle for them to highlight and market their distinctive properties
• Incorporate visual imagery that reflects the unique nature and beauty of their listings and the surrounding area
• Create a finished product that would further differentiate their brand and set them apart as a leader in the market

In order to develop the key features of the application, we evaluated their online presence which uses vivid photos and imagery to highlight their property listings. We wanted to provide a similar visual experience on mobile and give Riskin Associates the flexibility to highlight the different properties they represent. In addition to the essential features such as property search (both by location and by criteria), methods to contact the team, and an about us section, we incorporated the following:

• A vivid home page focused on a full width image that can be dynamically changed by Riskin Associates
• A featured listing section that allows them to highlight the properties they represent – each listing is its own interactive photo gallery that can be compiled and controlled by the Riskin Associates marketing team
• Links to custom content created by the marketing team such as property brochures that are hosted through Calaméo

You can access the application via any iPhone or Android device by opening the browser (or Safari) on your phone and going to www.montecito-realestate.com. You will be automatically redirected to the mobile application where you can learn more about the Riskin Associates team and explore their featured listings.

Mesa

The Mesa is located on the bluffs just beyond the harbor and extends from the ocean up to the top of the hill. There are both tract and custom homes, many with ocean and/or city views.

The Wilcox Property, now known as the as the Douglas Family Preserve, at southwestern tip of the Mesa was a commercial nursery, currently preserved for public use. The "Westside Story" of Santa Barbara is laid in our city's first suburb to be initiated by Anglos rather than Hispanics; the Spanish genesis of the city was located on the Eastside. In 1850, when the United States annexed California to the Union, the Westside was open grazing range and farmland, turning marshy near the beach. Today this area is solidly overlaid with urban development extending inland to the Goleta Valley, making it the most densely populated neighborhood in Santa Barbara. The earliest historical reference to the Westside came in 1793 when Captain George Vancouver, a British explorer-scientist, who was circumnavigating the globe, anchored the Discovery off West Beach and received permission for his seacook to chop stovewood from the Mesa oak groves and refill his water tanks from a steep at the base of the Mesa bluffs near Pershing Park.

Mission Canyon

Mission Canyon, which with the Old Mission complex and the area bounded on the south by Mission Street, making up Santa Barbara's "Mission District," is unique. No residential neighborhood in the city boasts a richer historical background, or offers more relics and landmarks of Old Spanish Days.Fr. Junipero Serra, when he helped found the Royal Presidio of Santa Barbara in 1782, intended Santa Barbara's Franciscan mission to be built in El Montecito near the present site of Our Lady of Mount Carmel church on East Valley Road. But four years later, when his successor, Fr. Fermin Lasuen OFM, arrived to establish our mission, he decided that Montecito was too infested with grizzly bears and renegade Indians to risk building a mission so far removed from the protection of the presidio soldiers, so he looked elsewhere.

San Roque

Few residential neighborhoods of Santa Barbara can boast the rich historical background of the San Roque and Rutherford Park areas. San Roque is a charming area with smaller, individual homes in a quiet, yet convenient in-town location. Ten thousand years ago the area, bounded by Ontare Road, Foothill Road, Alamar Avenue and State Street, was an open expanse of treeless grassland, sloping up to the knees of the foothills and bisected by the jungled course of San Roque Canyon. Now a built-up, economically stabilized suburb, it is admired for its sweeping curved streets, its luxuriant landscaping, and its harmonious blend of many architectural themes - Spanish Colonial, English Tudor, French Normandy, California Redwood, Italian and American Colonial, mostly built since 1925. Samarkand meant "the land of heart's desire" in the archaic Persian tongue. It identified the fabulous Asian city where a mythical Queen Scheherazade spent her 1001 Arabian nights. In Santa Barbara, the melodic oriental name was first applied in 1920 to a deluxe Persian style hotel, formerly a boy's school. As the dominating landmark of a hilly, elevated neighborhood, the Samarkand gave its name to an area bounded on the east by Oak Park, on the north by Hollister Avenue (now De La Vina Street), on the west by a ranch boundary fence centered on modern Las Positas Road, and on the south by the old Coast Highway and the railroad. Samarkand is a delightful area of homes full of charm.

The Waterfront

The Spaniards who founded Santa Barbara in 1782 were soldiers and priests, not seafaring men. Perhaps that is why no provision was made for a seaport. The waterfront, extending 3.6 miles from Shoreline Park to the Bird Refuge, offers no natural headlands to create a safe anchorage. Early-day mariners dreaded Santa Barbara's exposed roadstead so much they used to drop anchor a mile offshore, ready to slip their cables and head for the open sea if foul weather threatened. As recently as 70 years ago the ocean used to cover what today is the City College football field, dashing its surf against cliffs now paneled by La Playa Stadium. Leadbetter Beach did not exist. But just around the corner, east of Castle Rock (a long-vanished promontory), semi-sheltered West Beach became the traditional landing place for visitors. It is thus overlaid with history covering two centuries.

The Santa Barbara Waterfront stretches from the Harbor across from Santa Barbara City College along Cabrillo Boulevard past Stearns Wharf to East Beach, which is near the Santa Barbara Zoo and Bird Refuge.
